Why door hardware (handles & hinges) particularly benefit from a service contract

Door hardware is the most-overlooked component on most commercial doors. A loose handle is annoying; a loose hinge is dangerous. A worn lock cylinder is a security risk; a missing certification mark on a fire door hinge is a compliance breach. The hardware doesn't fail on its own — it fails because the closer is slamming the door, or the door is dropping on the bottom hinge, or the lock has been lubricated with the wrong product. A service contract addresses the hardware in the context of the whole door and catches the root causes.

The compliance angle

Hinges to BS EN 1935 — with digit 4 = "1" for fire performance on fire doors. Levers and handles to BS EN 1906. Locks to BS EN 12209 / BS EN 1303 (cylinders). Removing or substituting non-certified hardware on a fire door invalidates fire certification. Insurer-graded locks must not be downgraded.

01 How often should door hardware be serviced?

Annual baseline for most commercial doors. Six-monthly for high-cycle hardware (back-of-house service doors, public toilets, plant rooms). Hinges and lock cylinders are the most cycle-sensitive components.

02 Can I just tighten loose hinge fixings myself?

Yes if the screws still bite into solid material. If the screw spins (the hole is stripped) the fix needs proper attention — longer screw, plugged hole, or in serious cases a frame strap repair. On fire doors, only certified parts must be used.

03 What lubricant do you use on lock cylinders?

PTFE or graphite-based, never oil. Oil attracts dust which forms a paste that wears the cylinder pins. PTFE / graphite leaves no residue. Wrong-lubricant use is a common cause of premature cylinder failure.

04 Will the contract cover replacement of damaged handles?

Small consumable parts are typically replaced from the van at no extra cost. Larger replacements (full lever sets, lock bodies, fire-rated hardware) are quoted separately at standard repair rate.

05 How do you verify fire door hardware certification?

CE / UKCA mark check on every hinge, lever, lock and closer. Marks are usually stamped on the hardware body or printed in the manufacturer's datasheet. Missing marks = non-certified = invalidates the door. Documented in the inspection record with photographs where the mark needs verifying.

06 What about door access control hardware?

Electric strikes, maglocks, electronic levers and access-control reader hardware are included in the service if they're a permanent fixture on the door. Specialist access-control software / cloud services are excluded but we coordinate with your access-control supplier where needed.
