Why floor springs particularly benefit from a service contract

Floor springs sit invisibly under the threshold of most aluminium-framed and APG glass commercial doors. They're sealed hydraulic units with a 8–15 year working life — but only if the valves stay correctly tuned, the cover plate stays secured, and water doesn't reach the housing through a failing threshold strip. A neglected floor spring fails 3–5 years early; a serviced one usually lasts the design life and then some. The valve tuning is a five-minute job done correctly. Skipping it costs the door 5 years.

The compliance angle

Floor-spring controlled doors used as emergency exits must continue to self-close to BS EN 1154 standards. Cover plate hardware must remain flush and tripping-hazard free under the Workplace (Health, Safety and Welfare) Regulations 1992. Equality Act 2010 / BS 8300 opening force limits apply where the door is a public entrance.

Floor Springs service contracts — FAQs

01 How long does a floor spring last?

Moderate-traffic commercial use: 12–15 years on a well-serviced unit. High-footfall retail: 6–10 years. The biggest variable is valve maintenance — correctly tuned springs last most of their design life; mis-tuned springs slam the door and fail in half the time.

02 My door has started slamming. Can you fix it under the contract or is it replacement only?

Usually fixable on the contracted visit — a closing-speed and latch-speed valve adjustment takes 5 minutes and brings the slam under control. Where the slam has been ongoing for months, the spring seals may be at end of life and replacement is the only fix — quoted separately at standard repair rate (no urgency premium for contracted sites).

03 Can you repair a leaking floor spring?

No — the body is sealed and seals are not field-serviceable. Once internal leak starts, unit replacement is the only fix. Service contracts catch leaks early enough to plan the replacement at a convenient time instead of an emergency callout.

04 Does the contract cover the cover plate as well?

Yes — cover plate tightness, finish condition and flush-with-floor check at every visit. Worn or damaged plates are quoted separately.

05 What's the link between the floor spring and the threshold strip?

A worn or unsealed threshold strip lets surface water reach the floor spring housing. Once water gets in, the housing corrodes and the spring is dead within months. Threshold strip inspection at every floor spring service visit is a small detail that saves a lot of springs.

06 How much does a planned floor spring replacement cost vs an emergency callout?

Planned replacement: typically £500–£900 fitted, scheduled outside trading hours, no urgency premium. Emergency same-day callout for a failed spring: same parts and labour plus an emergency callout premium plus the cost of lost trading time. The contract value compounds.
