Why steel doors particularly benefit from a service contract

Steel security doors are an insurance-graded asset — downgrading the lock or hinge spec during repair can void cover. A service contract keeps the lock cylinders correctly lubricated, the hinges secure, and the frame in tolerance, so the door performs to its rated security level for its full life. The cost of the contract is trivial against the consequences of an insurance claim refused because a previous repair substituted the wrong-spec cylinder.

The compliance angle

Insurer-graded locks rated to LPS 1175 (Loss Prevention Standard, attack-resistance) or TS 007 (3-star anti-snap cylinder) must not be downgraded during repair. Hinges to BS EN 1935. Where the door is also a fire door, all components must maintain fire certification per BS EN 1634-1. Where the door is also an emergency exit, BS EN 1125 / BS EN 179 panic hardware compliance applies.

01 Will the service maintain my insurance-graded lock specification?

Yes — we use only matching-spec replacement cylinders and never downgrade. Where the original brand is uneconomical, we cross-reference to an equivalent insurer-rated equivalent and document the substitution to maintain the audit trail.

02 How often do steel door locks need servicing?

Annual is the baseline for most insurer-graded cylinders. Six-monthly is sensible for high-cycle operations (warehouses, distribution, late-night retail). Lubrication should always be PTFE or graphite-based — oil attracts dust and accelerates cylinder wear.

03 What about rust on the frame or door bottom?

Identified at every visit, quoted for repair or treatment as a separate work order. Surface rust is treatable; structural rust on weld points usually means frame replacement — better to catch early before it spreads.

04 Can you service steel doors that are also fire doors?

Yes — the steel security spec and fire certification are maintained together. All replacements are CE/UKCA marked for both security and fire as applicable. Documentation covers both compliance angles.

05 What if my insurance policy is upgraded mid-contract?

Re-survey to verify spec match against the new policy. Where the existing door is below the new specification, options are: spec-upgrade kit (where possible), full door replacement, or documented derogation from the insurer. We help with all three.

06 Do you handle emergency lock changes if keys are lost or compromised?

Yes — contracted sites get priority emergency response and standard repair rate (no urgency premium). Same-day cylinder change typical for most insurer-graded locks. Replacement cylinders match original spec.
