Two worn parts, one unusable entrance
An aluminium entrance door hangs on two points: the bottom pivot that carries its weight at the threshold and the concealed closer spindle that locates it at the head. When the pivot bearing wears, the leaf sinks and the top of the door pulls away from the closer arm; when the closer wears at the same time, there is nothing left holding the geometry. That is what the photographs of the TXO door show — a threshold pivot with a rusted, worn bolt and a top-rail arm coated in years of grime, with the leaf sitting low enough to bind against the frame. Once a door is binding, every push and pull loads the arm and the channel further, and the fault gets worse quickly.
The fix is to change both wear points together. We fitted a new Axim concealed transom closer on a fresh mounting plate in the head of the frame, a new arm running in a new channel screwed and locked into the top rail of the leaf, and a new pivot bolt and plate in the threshold. The arm clamp is torqued and locked as the manufacturer specifies — the red warning label on the channel exists because a loose cap screw is the usual reason a new arm breaks within a year. With the leaf back on its pivot and the arm connected, the closing speed and latching action were set so the door closes fully from any opening angle and the Adams Rite latch engages every time.

Both videos on this page came from TXO before we attended. One walks through the taped-off door with the lock and cylinder covered; the other tracks a finger down the closing edge showing the uneven gap between leaf and frame where the door had dropped. A minute of phone footage like this tells us the door profile, the closer pattern, the pivot type and how far the leaf has sunk — enough to price the job and load the van with the right parts before anyone drives to Chepstow. It is the quickest route from “door out of use” to “door repaired” and we recommend it to every client.

- Transom closer — original concealed closer removed; new Axim unit fitted on a new mounting plate with new spindle plate.
- Arm and channel — new arm and top-rail channel fitted, clamp screws locked to specification.
- Bottom pivot — worn pivot bolt and plate replaced in the threshold; leaf re-hung and squared in the frame.
- Commissioning — closing and latching speeds set; lock and latch engagement checked; door signed back into use.
