What's in every package

Every CDMS maintenance package includes

Twelve standard service lines covered as part of every contract — on top of the door-type-specific scope listed elsewhere on the page. One contract, one engineer team, one document trail.

Why this door type

Why automatic doors particularly benefit from a service contract

Automatic doors are the highest-stakes commercial door type: they're a safety system, a customer-experience touchpoint and an insurance-regulated piece of equipment all at once. A failed sensor doesn't just inconvenience the customer — it can trap someone or fail safe-open into a security exposure. UK law requires annual safety servicing under BS EN 16005, and most insurers won't pay on a claim without a current compliance record. A service contract is the cheapest, simplest way to keep all three boxes ticked at once.

The compliance angle

BS EN 16005 (safety in use of power-operated pedestrian doorsets) requires documented annual safety testing including activation sensor calibration, presence sensor verification, opening and closing force measurement, and emergency-mode function check. BS 7036 covers ongoing operation. PUWER 1998 applies to powered industrial doors. The Workplace (Health, Safety and Welfare) Regulations 1992 sit above all of this.

Frequently asked

Automatic Doors service contracts — FAQs

01 How often does an automatic door legally need servicing?

Annual is the BS EN 16005 minimum for commercial automatic doors. Six-monthly is the industry recommendation for high-traffic retail and hospitality entrances. Quarterly is sensible for healthcare, education and care home premises where users are higher-risk.

02 What's actually in an automatic door service visit?

Sensor calibration, drive belt and motor inspection, controller diagnostics, emergency-mode test, force and timing measurement to BS EN 16005, threshold and seal inspection, lubrication of moving parts, and a documented compliance record. A typical visit is 45-90 minutes per door.

03 Will my insurer pay out if an automatic door fault causes a claim?

Most commercial property insurers expect a current BS EN 16005 service record as a baseline condition of automatic door cover. Without one, a claim arising from automatic door failure (injury, security breach, premises damage) faces real risk of being rejected or settled at residual value. A service contract removes that risk.

04 Can you service all automatic door brands?

Yes — Record, Tormax, Dorma/dormakaba, Geze, Stanley, ASSA Abloy, Besam and others. UK spare parts for current models are usually held in stock; bespoke or older controllers may need a 1–2 day lead time. Our engineers carry brand-specific training across the major UK manufacturers.

05 What happens if the door breaks down between scheduled visits?

Contracted sites jump the emergency queue and pay the standard repair rate — no urgency premium. For most sites a single avoided emergency callout per year covers the contract cost.

06 Do you provide service contracts for multi-site retailers?

Yes — multi-site contracts are coordinated centrally with site-level reporting. One contract, one contact, one document trail across your full UK estate. Schedule windows respect each site's trading hours.
