Every contracted visit is structured so the engineer leaves with each door covered, documented and good for the next interval. No surprises, no padding, no upsell at the door.

Step 1

Health check

Every door under contract gets a structured inspection: closer / pivot / hinge condition, frame and threshold integrity, latch and lock action, weather seal check. Issues are documented and quoted with the visit, not after.

Step 2

Service & grease

Wear points are lubricated, closer valves are tuned to BS EN 1154, fixings are torqued, threshold strips and minor seals are replaced from the van. The work that keeps a door running smoothly for the next 6 or 12 months.

Step 3

Compliance documentation

Fire doors, panic hardware and automatic doors get the formal records insurers, the Fire and Rescue Service and HSE expect. RR(FS)O 2005, BS EN 16005, PUWER 1998 — we know what each one needs and supply it.

Step 4

Bespoke schedule

Annual baseline. Six-monthly for high-traffic retail and hospitality. Quarterly for fire-critical environments. Out-of-hours and weekend visits where trading hours can\'t be disrupted. The schedule is set per site, not from a template.

01 Send us your door list

A simple count by type per site. Photos help but aren\'t required. We quote from this without a site visit in most cases.

02 Agree the schedule & coverage

Annual or six-monthly per site. Visit windows that fit your trading hours. Out-of-hours where needed. Multi-site contracts coordinated centrally with site-level reporting.

03 First visit completes the baseline

Engineer attends, completes the health check on every door, services and lubricates wear points, documents condition and certification, leaves a baseline report.

04 Ongoing visits keep doors at baseline

Subsequent scheduled visits maintain that condition. Anything new is documented; anything failing is quoted as a separate work order with no urgency-premium.

05 Emergency callouts — priority response for contract holders

If something does fail between visits, contracted sites jump the emergency queue and pay the standard repair rate, not the emergency premium. The contract pays for itself once or twice a year on a busy site.

Door service contracts — FAQs

01 How often does a commercial door actually need servicing?

Annual is the baseline for most commercial doors under the Workplace (Health, Safety and Welfare) Regulations 1992. Six-monthly is recommended for high-footfall retail and hospitality entrances. Quarterly applies to fire doors in high-risk environments (healthcare, schools, HMOs) under the Regulatory Reform (Fire Safety) Order 2005, and to automatic doors under BS EN 16005.

02 What does a service contract visit actually include?

Full safety and function check on every door covered: closer / floor spring / pivot / hinge condition, latch and lock action, frame and threshold condition, weather seal integrity, and where applicable fire compliance (intumescent strips, smoke seals, certification marks) and automatic door safety calibration. Lubrication, valve adjustment and minor consumable replacement are completed on the visit. A written report is provided.

03 How much does a commercial door service contract cost?

Pricing depends on door count, door types, and site location. As a guide, a single-entrance commercial unit is typically £180–£280 for an annual visit, or £320–£480 for six-monthly. Multi-door sites scale at a lower per-door rate. Quote on request from a door list — no site visit needed.

04 Are minor repairs included in the visit?

Yes for adjustments and consumables — closer valve tuning, threshold strip replacement, fixing tightening, hinge lubrication, small seal replacement. Larger component replacements (closers, locks, glazing, automatic motors) are quoted separately. The aim of the planned visit is to catch issues while they are still cheap to fix.

05 What documentation do we get for insurance and audit?

Every visit produces a written report listing each door inspected, the work carried out, parts used, and the engineer's sign-off. Fire doors, panic hardware and automatic doors get the specific compliance records insurers and the Fire and Rescue Service expect. Records are retained for the duration of the contract and supplied on request.

06 Can the schedule be bespoke to our trading hours?

Yes — out-of-hours, early-morning and weekend visits are standard for retail and hospitality clients who can't lose floor time. We agree the schedule when the contract is set up and adjust as your operation changes.
