Why fire doors particularly benefit from a service contract

Fire doors are the door type with the heaviest legal weight in the UK. The Responsible Person carries personal liability for fire door condition under the RR(FS)O 2005 and the Building Safety Act 2022. Failed components must be replaced like-for-like to preserve certification — any non-certified replacement invalidates the door entirely. A service contract gives the Responsible Person ongoing documented evidence of due diligence, catches failing components before they breach compliance, and ensures replacements always use the right rated parts.

The compliance angle

Regulatory Reform (Fire Safety) Order 2005 places personal responsibility on the named Responsible Person. Building Safety Act 2022 extends duties on higher-risk buildings. BS 8214 covers fire door installation; BS 9999 covers fire safety in use. Intumescent strips and smoke seals to BS 476 Part 22 / BS EN 1634-1. Hinges to BS EN 1935 with digit 4 = "1" for fire performance. Closers to BS EN 1154. Removing or modifying certified hardware invalidates certification.

Fire Doors service contracts — FAQs

01 How often do fire doors need inspecting?

BS 9999 recommends six-monthly inspection for most commercial fire doors. Quarterly is the standard for high-risk environments — care homes, HMOs, schools, hospitals, high-traffic public buildings. Annual is the absolute minimum and only appropriate for low-use fire doors. A service contract sets the right interval per door and locks it in.

02 Who is the "Responsible Person" and what do they actually have to do?

Named in the fire risk assessment — usually the building owner, tenant or designated facilities manager. Under the RR(FS)O 2005 they must ensure fire doors are inspected, maintained and certified, and they carry personal liability if they don't. Enforcement ranges from improvement notices to unlimited fines and, in serious cases, imprisonment.

03 What's the difference between a fire door inspection and a fire door survey?

Inspection is a routine compliance check — condition, certification, function, documented record. Survey is a deeper one-time review of the whole fire door inventory — usually after a building purchase, change of use, or a flagged enforcement issue. Our service contracts cover ongoing inspection; surveys are quoted separately as needed.

04 Will you replace certified hardware with non-certified parts to save cost?

Never on a fire door — it invalidates the door's entire certification. Where the original brand is uneconomical we cross-reference to an equivalent CE/UKCA-marked part with matching fire rating. The documentation shows the substitution and proves it preserves certification.

05 What documentation do you provide?

Per-door inspection record listing components checked, work carried out, certification status, engineer's sign-off, photographs where significant. Formatted to match standard insurer and Fire and Rescue audit requirements. Records are retained for the duration of the contract and supplied on request.

06 Do you also handle remedial fire door repairs?

Yes. Where the inspection identifies a failing or non-compliant component, the engineer quotes the remedial work as a separate line. Most adjustments (closer tuning, seal replacement, fixing tightening) are completed in the same visit at no extra cost.
