Why this door type
Why roller shutters particularly benefit from a service contract
Roller shutters are powered industrial equipment governed by PUWER 1998 (Provision and Use of Work Equipment Regulations) and BS EN 13241. They have moving parts under spring or motor tension that can injure people if safety devices fail. The legal baseline is annual inspection by a competent person — but the practical reality is that a shutter doing 50–200 cycles a day in a busy warehouse or retail back-of-house benefits from much more frequent attention. A failed safety brake or photocell can result in serious injury and uninsurable liability.
The compliance angle
PUWER 1998 requires that work equipment is maintained in efficient working order. BS EN 13241 covers industrial, commercial and garage doors — safety requirements. BS EN 12604 covers mechanical aspects. BS EN 12453 covers safety in use of power-operated doors. LOLER 1998 applies where the shutter is also a lifting device. The Workplace Regulations 1992 sit above. Documented inspection by a competent person is the baseline.
